“How much is a modular home going to cost me?”
It's a fair question — but the price of the home itself doesn't always tell you what your total project will cost.
When comparing modular homes it’s important to understand what happens between choosing your home and actually moving into it.
Your total project can include the home itself, the options and upgrades you choose, delivery and placement, site preparation, foundation or pilings, utility connections, permits and other property specific costs.
Some of these costs are included in a Dynamic turnkey package while others depend on your property and what your project requires. That’s why we’d rather help you understand the whole project than give you a number that doesn’t tell you the whole story.
Here's what you should be thinking about when planning your modular home budget.

This is where your budget starts.
The cost of your home will depend on the model and floor plan you choose, along with the finishes, features and upgrades you select.
At Dynamic Modular Homes, you'll have the opportunity to choose a home that works for your lifestyle and make selections that make it feel like yours.
Your home price may include:
Your chosen home and floor plan
Standard finishes and features
Selected options and upgrades
Customizations available for your particular model

Already own your land?
Great. The next question is what needs to happen to prepare it for your new home.
Every property is different, which means site costs can be different too.
Depending on your property, preparation may include:
Grading and land preparation
Tree removal, if required
Utility trenching
Preparing access for delivery and installation
Other site-specific work
This is one reason two buyers choosing a similar home can end up with different total project costs.

One of the biggest differences between modular and conventional construction is that your home is built off-site and then transported to your property.
That means your overall project needs to account for getting the home from the facility to your site and completing its placement.
With Dynamic's turnkey service, this can include:
Home delivery
Placement on the pilings
Levelling and securing the home
Completion of finishing items included in your contract

Your new home needs to be properly supported and installed on the site.
Depending on your project, this can include the installation of pilings and other work required to prepare the foundation for the home.
Dynamic's turnkey services can include pile installation as part of the project.

Permits and requirements vary depending on where your property is located.
If you aren't purchasing a turnkey package, you may be responsible for arranging the required development and building permits with your local municipality.
Dynamic also offers turnkey options that can include pulling permits for your project.

Your home also needs to be connected to the services available on your property.
Depending on your location and property, this may include:
Water
Sewer or septic
Natural gas
Electrical service
If you are managing these portions of the project yourself, you may need to arrange the appropriate trades and utility work.
With a Dynamic turnkey package, utility connections to the home can be included. You'll still be responsible for establishing your accounts with the appropriate utility providers.
